Our design and build process engages local Geelong Architects to provide greater creative exploration. Occman Homes draws on over 20 years of building experience to enhance the design of each home – we are always monitoring your budget with live pricing through our estimator to ensure your project stays on budget. Culminating in an enjoyable journey from the design concept to handover.

The Occman Homes Journey – Our 10 Step process

1. INITIAL CONSULTATION & DESIGN BRIEF

We provide the personal touch. The Occman Homes builder meets with you to discuss your new home and site. He will provide an overview of our services and design and building process and listen to your ideas and requirements. He will personally manage the construction of your project from start to finish.

2. SITE MEETING

We meet with you on site to discuss your block, slope, views and building orientation. Discuss any Residential Developments Standards (RESCODE) and planning requirements.

3. INITIAL DESIGN MEETING & COSTING’S

We meet with you to review the overall requirements of your build. We then present the initial plan and step you through options for finishes and design selections. Costing’s are then produced to provide an indication of budget.

4. BUILDING AGREEMENT

Your working drawings are presented, with site costing’s and other budget considerations. All documentation is provided to you for review. Only when you are completely happy with the initial design do we proceed with designing your home.

5. DESIGN DEVELOPMENT & INTERIOR DESIGN

We work closely with you to ensure that your design and lifestyle requests are incorporated into your plans. The result is a home that will match your budget and bring together your ideas for your dream home. We guide you through the finishing touches for your interior and provide pricing information.

6. PRE-CONSTRUCTION DOCUMENTATION & FINAL WORKING DRAWINGS

All working drawings are finalised, including engineering specifications and land surveys. Contracts are prepared and any applications for planning approvals or dispensations are made. Final costings are also finalised.

7. SIGNING OF BUILDING CONTRACTS

All our contracts use the plain English Housing Industry Association (HIA) standard. We combine all of your designs, materials, colours and engineering information in one easy to follow Specification. Once you have signed and agreed to proceed we begin construction.

8. CONSTRUCTION PHASE

Occman Homes work to strict building timelines and provide regular updates and communication throughout the entire construction process. Our team have an excellent reputation of delivering high quality projects no matter the size or cost. We pride ourselves in delivering premium quality homes and projects. We ensure that all of our quality standards are met and that the workmanship complies with our exacting requirements.

9. HANDOVER

The day that we handover the keys to your new home is a very exciting moment. We make sure that you are happy with all aspects of your home. Our success is built on the fact that our customers love their homes and we want you to be part of the Occman Homes family.

10. OUR ONGOING COMMITMENT

We stand by the quality of our homes and the high standard of our workmanship. Your home is covered by a 3 month maintenance period and backed by a 7 year structural warranty.
